The Vorum – the New, Agile Office Building in Cologne

Cologne-based investment management firm evolutiq GmbH today announced plans for the construction of Vorum, a pioneering office property in Cologne-Ehrenfeld. The project involves renowned partners such as kadawittfeldarchitektur and the planning and consulting firm Drees & Sommer. The new building with a gross floor area of approximately 20,000 square meters and space for more than 800 workplaces, which is located in direct vicinity of THE SHIP [DE] and Cologne’s historic wagon factory, is expected to be built by 2024. What is special about the construction project is that the Vorum is a property developed according to the "Human Centric Building" concept. It is planned entirely from the user's point of view and reflects the new requirements of the working world.

The Vorum is being realized based on the latest research into the interaction between digital building technologies and the areas of health and well-being. Dr. Oliver Steinki, founder of evolutiq GmbH and initiator and builder of the neighboring THE SHIP, explains that an ideal working environment is being created which is entirely focused on the needs and well-being of people. The goal is for people to seek exchange in a safe environment. "That's why we design the workspaces at Vorum as 'activity-based workspaces', for example. Our tenants can flexibly adapt these according to their needs. We need places that inspire us and help bring forth innovations. With Vorum, we are now taking the next step in actively shaping the future of working," explains Steinki.

The building innovatively combines ideas from digitization, mobility, health and catering concepts designed to enhance the well-being of employees. The latter can look forward to a variety of culinary offerings, an ice cream parlor, an in-house fitness studio and a digital farm store with regional organic products. As a smart building, the Vorum also relies on the latest digitization technologies and IoT sensor technology. The comprehensively networked building operation is being designed by Drees & Sommer. The focus is on greater comfort, a better working atmosphere, greater efficiency and employee satisfaction. In compliance with the strictest data protection guidelines, the Vorum will gradually get to know its users and their needs and be able to respond to them actively. For example, the lighting and climate control will automatically adapt to the employees’ needs.
